What is the application process?

There are NO application or administrative FEES. Credit review, employment and residency verifications and criminal background reviews are conducted by a third party company after you have submitted a completed application. We require current proof of monthly income at least 3x the monthly rent of your selected apartment. $250 security deposit is required.

What is included in the rent?

Monthly rent includes water & sewer, standard cable TV, quarterly pest control, valet trash removal, all maintenance and all amenities.

What is your pet policy?

2 pets per apartment.
$250 refundable pet deposit for the first pet, and $150 for the second pet.
$20 pet rent, per pet, per month.
Breed restrictions apply. There is a 50 pound weight limit.

Can I apply online?

Yes! Choose the “Application” link at the top of our website, follow the instructions to submit your online application. Next, choose the “Online Payments” link to submit your deposit. You must register as a new user and follow the instructions to submit your payment. There is a $1 service charge to submit your payment using the E-check option.

How long does it take to secure an apartment after I go on the Future Residents List?

There is not a specific time period. Length of time is determined by the number of move out notices received each month, and when new residents want the units.

What are the area schools?

Closest hospital?

Morton Plant Mease North Hospital: 2.5 miles
Medical Center of Trinity: Hospital and ER: 5 miles

Does the rent increase every year?

Rent increases are determined by current market rates.

Do you have security?

No, we do not provide security. We have a 24 hour monitored entrance, with Resident Services Staff members available 24/7. Go to pascosheriff.com for current area information and statistics.

Why do you advertise on the After55 website?

We offer apartments to all ages, and advertise on many different websites to promote our community to qualified residents. We are not a designated 55+ Community.

Do you have washer/dryer connections?

No, we do not offer W/D connections. Some of our apartments have stack washer/dryer units. We have 2 large onsite laundry facilities on-site.

Do you have assigned parking spots?

There are no assigned parking spaces. All parking is first come, first serve. All residents have parking decals that allow them to park in front of the buildings. We do have carports available for rent.
